    The address is in the first paragraph of the listing I think.

    FYI I had noticed it but found the advert very strange they wouldn't put the address on yet very first line says

    'Alex Scott & Staff are proud to present 570 Parwan-Exford Road, Parwan. 380 acres of Prime Real Estate on Melbourne's fringe'

    Not having address or price is a huge turn off for me.

    Me too. I usually just flick on past those. I'm not buying so me flicking past is no great loss, but I've been known to buy a house whilst taking the dog for a walk, so I'm not exactly "not buying".

    Hehe. My PPOR... we were just going out to go to my sister's place to check out her new swimming pool.
    Boom! Spent nearly 20x my salary due to that trip....

    In Perth, we have listings with "no price", "no address", "no photos". They generate "no interest" from me ;)

    It's not uncommon to have no address.

    I agree, it's not an attractive prospect from a buying point of view although it also means that if other buyers are feeling the same way it can reduce competition and actually work in favour for the buyer.

    From a sales point of view it's done to avoid 'internet stamping' the property as once an address is published, it's got a search engine sales history. It could be because the the vendor is exploring the market and if it's subsequently removed, it can look like a failed sales campaign. It also mandates enquiry with the sales agent so they engage the buyer and commence a sales process! There's a great book called "Real Estate Uncovered" by Peter O'Malley that goes through and explains the reasoning for the back end of the sales process and how to use that knowledge to your advantage as a buyer. Definitely a great ready for any buyer or seller!

    I guess if a buyer is serious enough shooting an email for an address isn't too big of an imposition.

    Was at an open on weekend, we had some time to kill and it was very close, the agent usually has no address, no price and sometimes this BS line.... "Express sale" (which means zip)

    Anyway, it was an old crapper, I did not go in as they wanted me to take my shoes off, which would have been ok if it was a decent place, anyways, the principle came out while I was there and started to try and do a bit of a sale spiel. I cut him short & told him straight, I ignore most of the listings they have due to the no address no price, he got very defensive and then went on to try and explain why (I already know the why).....anyway, I am not sure if the vendor was inside, but it was the perfect explanation as to why they were not doing the vendor any favors at all, as it is all about them getting marketing leads.

    The really, really odd thing about this, is not one of the sales agents, nor the principle has ever bothered to follow up on any one of the inspections we had done, not ever in years, and this all during a very slow to ordinary market, a buyers market really.

    Some of these people cannot see the forest for the trees, they make things hard for buyers and sit on listings with the vendors getting a very bad deal as well. While many of the opposition cannot be described as much more than incredibly lazy as well, at least with the info in front of you it is more likely a deal may happen.

    If they get you to take off your shoes, that's an extra 60 seconds that the agent has in your face.

    Maybe they confiscate them till you hand over a deposit..... = express sale ?
