That's exactly what I'd do as well, but he said he didn't want to spend much. There's so much wasted space with the current set up.

Yep! I'd never remove a bath.

Could we suggest @Paris considers an equity release to pay for a proper bathroom/ensuite installation. Then utilise the laundry space for additional storage/pantry.

I believe he's only had the property for a year, so probably not a lot of equity available.

... but what a year! Depending on where the property is (SA?) I'm assuming there could be equity sitting there.

I'm with the camp that wants to close the door to the two way bathroom and make it an ensuite by adding a toilet where the door is.

The toilet and basin area could become a second bathroom.

I'm going to take a stab in the dark here. I think it may be somewhere around Elizabeth, so the possibility of not a lot of growth. I could very likely be totally wrong, and I'm making that assumption purely on the size and style of house.

Sorry everyone, I'm the dumb-dumb of the group, again :(. I thought every property in the capital cities had gone up $100k in 2021. Maybe later in the year then. I am having a nightmare about that wasted space in front of the vanity.

You are not the only one. I've seen many designs like this.

Would you consider closing off the door to the master bedroom and putting an entrance to the bathroom from the WIR so that you could put the second toilet next to the bath where the door swing was?

It's not a great idea because to get the waste pipe to the toilet you'd need to cut into the concrete and mess up the bathroom.

So overall the cheapest option yes is the laundry. But later on when you have some money you're probably going to want to put a toilet into the main bathroom and convert that into an ensuite then change the current toilet into a bath or shower and creating a second bathroom.
