Adding a room and bathroom

    Hi All, PPOR is 3/1/2 on a 530sq block of land. We planning to renovate it to 4/2/2 i.e add an extra bedroom and a bathroom. This is due to growing family needs. The house is a brick veneer old house. I wanted to get an idea of the overall costing for this renovation project.

    Archicentre had a lot of costings. Check their website.

    Cost depends on size, extent of demo. required, building materials, finishes.

    More importantly, what is your budget?

    Plaster and framing pretty cheap

    Bathroom will depend upon where you situate it for waste and supply connection

    Internal or external addition? What standard are you thinking?

    If external was told to expect ~$1,400/m2 and $15-$20k seems to be a commonly quoted figure for a reasonable quality finish.

    That's pretty cheap for a brick veneer extension and bathroom.

    What kind of $'s would you expect? Have seen variations of $1k/m2 to $2.2k/m2 for brick veneer depending on finish. But thinking maybe that was maybe for whole house build and not just the extra bedroom.

    Sounds about right.. But do those pricings cover plumbing etc?
    My parents got an extra room added onto their previous house (60sqm room), brick veneer etc, and it cost them just shy of $150k. The room had no plumbing (no bathroom or toilets) other than for gutters. The room was used purely for a bar and pool table.
    That is Sydney though..

    Thats what i thought. They supposedly got multiple quotes around the same.
    They made it all (and more) back on sale a couple of years later.

    we r planning to do the same but adding extra bathroom only. converting 3,1, 2 to 3,2,2. We have no reno experience or building knowledge hence thinking of calling number of builders (from local newspapers) & get their idea on how to achieve this. would love to have fit this in existing floor plan but can't see it being possible. idea is after more quotes & discussions we've have with builders some consistent thought, cost, approach should come out of it....or is there any better way to do this...
