    Hi all,

    Looking at the viability of a granny flat for a couple of my sites.

    Keen to understand:
    1) Who you would recommend to build a gf in Logan area?
    2) Are the vals stacking up for the construction?
    3) Is anyone aware of any recent sales of house+gf in Logan area?
    4) I'm guessing they can be privately certified? Do you need to pay any contributions?

    Newish stock item, so not many comps, hence its not unusual to only get 70 c in the dollar on the val of the build cost.

    Was the same in western sydney when GF were a newish thing

    When valuers cant find the proper dual lets, they try and comp 5 bed houses, which are obviously a different animal
