Adding 4th bedroom & lounge - Thoughts?

    Hi all

    I've got a house which has 3 bedrooms and 2 baths. There's a rear enclosed sun room, measuring 20 sqm which I'd like to properly convert into a 4th bedroom (next to Bedroom 2) and extra living room.

    There won't be much backyard but enough to get by.

    What do you guys think about this idea?

    A 4 bedroom house in this area fetches around 800k whilst a 3 bedroom around 650-700k.

    I think it would be best to make the fourth bedroom where the living room is and turn the sunroom into a living room.
