Adailade plumber cost and team required.

    hey peeps, continually having call out issues for aircon/ducted heating/leaks for my stabron park rental. Last charge was 130 for a plumber to check to see if a leak was in the roof. seems the aircon may have a blockage and needs someone else to attend and fix but not a plumber. It's caused the ceiling paint to bubble.
    3rd time in 12 months with issues and costs seem extremely high and every time it's a different issue.

    So may I ask people that have a team of people in the area just to confirm is 130 for a plumber a standard price?
    What about a charge for a maintenance person that has good basic understandings?

    Also, can anyone recommend a cheaper plumber and someone that perhaps specialises in air cons and ducted heating, and has a good track record to use in that area.
    I don't doubt plumbers charge this amount, I just feel the last couple times the aircon and ducted heating was repaired and replaced wasn't done correctly. One business that originally replaced the whole unit has shut his business.
    Now the guys fixing these issues are from my rental manager. This can easily be just the units failing, but I have a very strange feeling my rental agency is screwing me hear. I say this as many other things of late have occurred. So I need to find a completely different team of maintenance team to rule out foul play.

    P.s. Davoren park is a hole. Hate that house, Hate the tenants, cash flow positive my butt.

    Been telling people this for a while :p

    Happy to help you review what's going on there. For example, in SA if tenants have the appliance manuals, it's up to them to do the routine maintenance (such as clean filters etc) or otherwise costs can be wholly / partly passed on to tenants.

    Quite often if the PM invests themselves, they'll have been through these situations and know what's expected of all parties.

    PS - can recommend a plumber if still needed.

    Thanks DT, could could you please pass your plumber, and any idea what a call out fee is?

    Also can you recommend anyone that can attend an aircon Evap cooler? I believe it's an Evap, find out tomorrow, may be refrigerated.

    Ill pm the plumbers number. For the air cons is it ducted or a wall unit?
    Its quite easy to do, contact chosen new PM and they can handle all the changeover behind the scenes. When I do it, I also like to go introduce myself to the tenant in person - they like being treated like human beings.

    I'd be surprised if it isn't an evap unit. On the plus side they're usually not too bad to repair, worst case just get a new unit plonked on top and forget about it for another decade.

    if you're not happy with your current PM, have a chat with DT.
