Hi everyone, just wanting to get people's opinions on investment properties. I have a 10 acre horse property currently rented in the scenic rim QLD. Is this something that an investor might be interested in. The reason I ask is the tenant is great and is a long-term tenant so if I put it on the market it would upset him and he may have to move out which I don't want to do to him. I also thought if I put it on the market it could backfire and the tenant could get upset and move out which I don't want. So thought an investor would be great. Thoughts?
Could you not have the property advertised with a tenant in place and wishing to remain so? Obviously giving the current tenant the heads up about your intentions. Courtesy goes a long way...
Could you add value with a secondary dwelling to increase the yield for an investor. We have had acreage properties but I think mostly they are owner occupied. You may miss out on the best price if you advertise with tenant in place.
Of course, I would discuss this with the tenant first but I was just wondering if there is a market for horse properties as an investment
No the entire property is set up as a horse training centre so there is no room to add a second property. It's a hard decision because to sell the property to an owner occupier we prefer the tenant to move out so we could paint and make it look pretty again. But then if it doesn't sell in a timely manner we're going to be stuck with a vacant house and the loss of a good tenant. I guess an investor be perfect but just wanting to get thoughts if they buy these other properties
For me, acreage properties are great for PPOR’s (currently live on acreage - been here for 32 years) but poor for IP’s (ROI is too low).
What kind of return could an investor expect, rent from the house + ? Assuming this would be a commercial transaction due to the money made from renting stables or similar? Is the current tenant potentially in a position to buy it?
I have horses and move location for work every 1 - 2 years. Suitable properties to rent with the horses are as rare as hen's teeth! I'm always happy to pay a premium for the convenience of having them in my backyard... I think the same would be true of most horsie folks. Not sure if that would really qualify all horse properties as a "good investment", I guess that depends on yield/growth etc of each specific one. Three of my four properties are acreages and so far they've all had good (for rural areas) capital growth and solid enough yield.
Acreage values and attractiveness to investors is usually directly linked to development potential. I'd have a really good look at your zoning and Council plans for the area. Also, what sort of rent return is there? A well-equipped Horse property can return $1,000+wk which would make it stand out as an investment with or without development potential, depending on your ask.
