    Just location ideas

    Acerage locations that are near Melbourne or a satellite town of Melbourne if not CBD
    Preferably serviced by a train station (even if not walking distance)
    Budget <1 mil

    Ideas so far

    Outside (but serviced well by trains)
    Lara
    Sunbury
    Melton

    Internally
    Packenham
    Cranbourne

    Any other ideas of locations

    It won't be cheap, but I've always wanted to secure a decent patch of ground in Little River :D
    Has a train station, closer to Melb than Geelong, a great council and no high density :p

    Back in the days of another lifetime when 'Interstate travel ' was a thing, I remember being a short drive up the Hume before we hit vast areas of open countryside. It may have been around Broadmeadows.

    Cottles Bridge and St Andrews offer fertile rolling hills and are close(ish) to Hurstrbridge train station but the v/line service elsewhere would be superior. Kinglake offers pretty good value but is a bit further from the train. The question is what size acreage you want. This will set some firm parameters with the budget.

    Unfortunately my parents sold an acreage in Trentham about 20 years ago. The current price of subdivided blocks there is insane. A friend purchased 80 acres on the south side of Wallan last year which will prove a wise move in the future with Wallan currently the northern metropolitan boundary of Melbourne. Could be something to think about.

    If wine is your thing...and the vendors are open to some ridiculous negotiation...

    I like Camperdown in the south west. A good two hours from Melbourne though. Depends how much acreage.

    Yes, i like Camperdown too. Very historic town. Very nice scenery. Issue is it is a fair bit of distance from Melbourne to see much capital growth in property prices unfortunately.

    One acre is fine - (even half might do the job)
    But most of the towns mentioned are bit too far - Something thats a long commute to Melbourne (but still could be done on a daily commute if it had to be done)

    Little River location looks good - but seems like nothings out there - even the land is well over the acre haha

    I tried to get a mate to buy near Trugannini 15 years ago....
    He wanted his kids to grow up on a few acre's
    He bought in Myrniong instead (great primary school, one of the Wiggles used to be the music teacher even!).
    He works on the Melb docks, his commute is far further than his workmates but his travel time is about the same !

    Yes you are probably right. Especially when it comes to houses but acreage is a bit different. I met a Melbourne guy recently who bought 400 acres to the west of Chocolyn (just north of Camperdown) quite recently and with the way farm land has gone he has done very well.

    There is also very little to rent there as well.

    What about the towns on Hurstbridge train line, Eltham, Diamond Creek, Wattle Glen, Hurstbridge, or their neighboring surbubs Research, Kangaroo Ground, Panton Hill ot St Andrews or even North Warrandyte?

    Power lines go right through it.

    I'd say OP would be priced out as far out as Hurstbridge - been a lot of cutting and selling going on up there.

    Research has always been pretty pricey.

    Agree St A, P Hills, K Gnd, Nth Warrandyte - people still remember the bush fires out that way.

    Diamond creek has come up on my search, while km wise is not that far just seems further than Lara, Sunbury, Melton (maybe the v line helps the commute)

    Should have mentioned mainly after flat land, future subdivision potential would be perfect (no timeframe - if theres a timeframe guessing well out my budget)
