    Hi,

My partner and i bought our second house recently.
I bought a house on my own in 2012 which we started renting out august last year and we recently bought our second house which is currently being rented from april this year. The first house is soley under my name while the second is 90% under my name and 10% under my partner and this was done because i earn more than her as well as if she goes on maternity leave would be better for tax purposes.
I have also recently got depreciation reports for both houses with Washington post and now looking for a good accountant to help us further. I am not after an accountant to just do our taxes once a year but to also give us advice about investments and ways capitalize them.

    Any recommendations?

Dont base your decision on where the accountant is. Base it on their experience and reputation and knowledge.

Imagine how hard it would be for clients who live overseas to find a local expert :)

Accountants typically dont offer advice on investments as a AFSL is required. And it can also be a issue if they are great at tax doesnt make them a great financial adviser. In our firm we segregate roles so each specialist handles their area. Ditto credit advice etc.

@Antoine sedrak, be careful if the accountant you choose recommends particular properties (especially OTP).

I think a good start would be to sound out an accountant that contributes to this forum.

Jane - Great point. I have seen some "wealth adviser firms" who just peddle loans, strategies to buy property they recommend, their broker, no indie valuation and its a poor decision. One client was given a strategy to buy 4 properties and take on $1.2m in loans. Who would that benefit ??

Thanks for the fantastic advice. We are not hoping that our accountant gives us advice regarding what to buy but advice on structuring our investment for max return. For example i just learned about the 6 year rule and 12 months rule regarding capital gains tax and the depreciation report will reduce your tax but will affect your capital gains tax if i decide to sell in the future. Things like that is very handy to know and would like an accountant that can give this kind of advice.
