NSW About Insurance Claim for Bathroom leakage repair.

    About Insurance Claim for Bathroom leakage repair.

    (checked the PDS, still not understand fully)

    I do know " Water Damage " can be claimed.

    But the origin (cause) of the damage may not be covered.

    Situation is:

    Bathroom has water leakage due to poor water proofing.

    We cannot know that when we purchased the property.

    > this part any legal responsibilities from others? (like Property agent or builder?)

    Strata covers water proofing, floor tiles, toilet fix works.

    We pay for tiles replacement on wall, carpet damage (water damage extend to nearby room).

    And we find the plumbing of shower inside wall leaks, so pay for wall repaint, tiles and plumbing.

    So far, we only can get Reimbursement of Carpet Damage, and not other items.

    I don't understand why only carpet damage is covered, but the Wall is water damaged due to plumbing leaking in the wall.

    Tiles have to be taken out because of the water damage repair.

    Also, we have to pay for AirBnb when Tenants moved out for several days of Bathroom fix,

    No reply on whether such Airbnb can be claimed.

    Insurance company is very slow and didn't reply why other parts they denied the claim.

    Usually, how you folks got covered from Water Damage (Landlord Insurance)?

    What are covered?

    Not sure property management teams are slow or insurance company issue,

    perhaps covid is a reason... all these back and forth Q & A with them been dragged for more than a year or so..

    When you claimed they should have sent you a letter with what was accepted, and/or what was rejected with reasons.

    You need this letter, then you can argue with those reasons, because they can't add anything else.

    Most insurance companies cover fast and spontaneous water leaks such as an overflowing sink, or blocked plumbing. Insurance companies don't usually cover slow water leaks leading to slow damage over a long time.

    Our buidling insurance (RACV) doesn't cover leaky bathrooms (eg failed waterproofing, leaky showers)

    Sounds like two claims, and...two excesses if they pay both...One for the leak (likley not going to be paid) and the other for the consequential damage. Check policies. Ask insurer. They will tell you and explain why.

    Separate question: anyone know if it's better to make the claim yourself through the landlord insurance or if it's better to leave it to the property manager to sort out? Thx

    Really depends. We often get the PM to process if tradies need access etc.
