    Heritage listed means the house will have to stay & lots of restrictions with regard to what you can do doesn't it? Therefore likley to keep the price down somewhat?

    I hope they restore it to it's former glory like that one somebody put up from Perth last year. Complete with before and after shots of course. :D

    I think that a lot depends on how strict the heritage listing is. It's on the local, rather than state, register. Restoration is going to cost an awful lot of money.

    Looking at OnTheHouse, 1 Morella Road (of a similar size) sold for $5.25 million in May 2014, and they reckon it's worth $6.25 million now. 7 Morella Road (smaller) sold for $4.25 million in March 2013, and it's estimated to be worth $5.8 million now.

    Both have a significant advantage over number 5, in that they're habitable. :D

    The quoted range of $7.3 to $8 million looks optimistic to me. It's possible that a couple of super-rich buyers get carried away at auction, and bid it up, but I'd reckon somewhere around $3 or $4 million. So I wouldn't be surprised if it fails to sell at auction, though it'll probably end up fetching $9 million just to make me look like an idiot. Again. :p

    But why was there an outpouring of resentment? No example of neighbourly resentment was even given.
    I do relate to the dear old lady's feelings but all the 'hanging on' is what led to its dereliction.
    More confirmation for my bias based on my own experience - not only do large houses not lead to happiness, they can lead to unhappiness (like large weddings).

    What is interesting is that the owner died intestate and that his live in carer got the estate!

    (Oh, and that the mansion was originally left to the son and not left equally to the siblings to start with.)

    I surveyed this place about 10 years ago. great views of the harbour over Chowder Bay.. I recall it had been damaged by squatters and vandals. The roof was badly damaged and the rain had got in and rotted most of the timbers.
    a sad end to a unique building with lots of history.

    I don't know the reality of it because I don't know these people but the carer was with him for 35 years, she claims they were in a relationship which kind of seems plausible.

    The sister lives overseas and doesn't appear to have really been involved in the dudes life.

    Good point - then the dude would've only passed on his own share to the carer. Parents died young; didn't think things through.

    I really wonder how much it'll cost to do the renovation on the place to bring it back to liveable condition. Maybe another $1 million?
