A large block, but can't be subtitled - To build second dwelling or not

    Hi all,

    I have a small house with a large backyard. The block is over 1000m2, but it's in RZ1, title can't be splitted.

    Is it a good idea to build a second dwelling in the backyard or not? My neighbor has similar sized block, built both a studio and second house at the back yard. Is it difficult to sell? Not many buyer for this kind of properties ;- (

    Any advice, please.

    Do you live in the house or is it a rental?

    If its a rental I'd build the other dwelling so you can rent both.

    If I lived there I'd keep backyard to myself.

    Which is probably also what the future buyers will think. Investors may love it, home seekers probably not so much... :confused:

    Its a big block, enough privacy for both if you put a fence in there to separate the 2 properties.
