    this article gives the gist of the situation but also didn't mention a few other initiatives happening in the City of Armidale.

    Diversification is happening in Armidale in terms of employment drivers.... one to think about...

    Armidale investments being overlooked

    Invested already - 12 months ago now.

    3 br house on corner block walking distance to CBD, University, TAFE, Pubs, Primary and High Schools.

    6% capital growth based on RP data desktop valuation

    Tenants locked in for another 12 months with an icrease in rent from $330 - $345 p/week.

    Armidale is a great town. Good base for some country snobbery :cool: you're near all the good stuff as you mentioned plus it's a little bit fancy
    Can't see it doing badly in the long term

    A lot of rentals available.

    @larrylarry currently there is that's correct.

    However there is 262 vacant jobs in town and population growth over the next 2-3 is expected with the APVMA move completed, TAFE digital hub completed, new super school being built, industry blocks selling in town and on the southern fringe of town opposite the airport most blocks now sold.

    Armidale is even taking in refugees for settlement with good supports networks in town thanks to the university providing a multicultural population supportive of this.

    Local council election in September has the largest amount of candidates running in memory with all of them bar 1 or 2 pushing for population growth, employment diversity, industry & tourism growth.

    I'd be getting in sooner rather than later!

    Thanks Phil. What are the no go zones? I guess the closer you are to the cbd the better. I've looked online. The entry prices seem pretty good to me.

    My pleasure, id avoid east Armidale, anything east of Douglas street (which runs north/south), and avoid the Girraween area which is in the north western part of town.

    Central or South are the best areas.

    Personally I think south in particular will be best over the next 10 years or so with the super school being built in that area, it has the low crime, basically no housing commission and is close to sought after schools.

    @Kurt 3 bedrooms houses central in town close to the TAFE, Hospital, CBD will be good, as will 3 bedroom houses in South Armidale close to the new super school to built on the existing AHS site close to the Arboretum, Martins Gully Public School and the netball courts. Id avoid west & east Armidale as they are crime hot spots and housing commission areas.
