    Just wondering as i have never used a Property Manager before..If you buy them something simple like a 20 bucks box of chocolates and a thankyou card for finding the right tenant very quickly and taking all the worry stress away would the cost be tax deductible and keep the receipt as a business cost ..

    Since I havent met a PM who does not charge you to find a tenant - save the $20. Its not like they are doing you favours for free. And its worth waiting to see if their judgement in people is solid. The sign of a good tenant is what they are like in 6, 12, 18 months time after inspections and their timing for rent payments.

    A bit OTT I think and if I were on the receiving end, I wouldn't know how to take it. After all, it is their job. Just be easy to deal with and clear in your dealings - everyone's a winner.

    Hubby always gives chocolates to the receptionists at his medical specialists at the appointment closest to Christmas.

    Amazing how they always manage to get him an appointment at short notice, sometimes even on the same day (recently)!!!

    I just had a new property manager find me a tenant in 3 days in an area where the type of house could sit on the market for 5 months vacant. I rewarded him by paying his bill :p

    Plus I will seek his services again when the next IP becomes vacant.

    While it may be 'their job', I know that I like to get a 'thank you' or a pat on the back occasionally - it's nice to feel appreciated every once in a while. Sometimes, just having somebody else acknowledge that they've noticed what you've done, or they have benefitted from your time or expertise, is a lovely thing.

    We don't all have to driven, or have each decision governed, by money - we can just do something because it's a nice thing to do.

    My PM paid next months rent to me a month early.
    My PM gave me good guidance and sorted out a tenancy problem without involving me
    My PM says the tenant hotwater went and they were able to fix it for $25.

    Sorry just woke up. Must have been dreaming.:confused:

    I value my PMs but...They just have to do their job and they keep earning their$.

    I agree with @KayTea, sometimes it's nice to show appreciation especially when someone goes above and beyond for you.

    It also makes them feel great - that's a win win to me.

    Thanks for every ones opinions,but i went an hour ago bought a big box of
    chocolates and a card ..I think it made the young Lady,s day when i first talked to her a month ago she was starting out did not even have her business cards printed same age as our daughters..
    And after watching another Landlord while i was standing there talking trying to look important and asking why his property was still vacant after 6 weeks ,and looking at each of the staff the looks they gave each other maybe a simple box of chocolates works better then being a loudmouth
    and the property would have been leased within 10 days..
