Any Adelaide eastern suburbs experts that can explain this one to me?
Is this just a one off or has the high end (for Adelaide) market really gone this crazy?

Sold for 2.75m. A good example for the area of a characterful home in a solid location but the price is about 1m more than would have been expected 12 months ago.
Based on public sales 6-12months ago, I didn't think Adelaide had a deep enough pool of buyers above 2.5m to push up this (nice but not standout) property into that bracket?

Other similar/better properties sold within last few months for about 750k less (500k - 850k):

I’m no expert but there isn’t a shot in hell that the comparative properties you’ve listed sold for around the 750k mark!
In saying that I’ve noticed the inner ring Adelaide market going bonkers. The question will be how sustainable it is once more stock comes on market.

Hi Nick, 750 less - or around 2m (or more precisely 1.9m to 2.25m). Just seems a big hike for this one and wondering if any longer term Adelaideans could explain. Didn't think it was area as the others are also in prestige spots; the house was on a good block but only a little larger than several comparables and neither the house nor block had any extra material features. In several cases I feel that the other properties were better so just wondering if I am missing something about adelaide market to explain why this one got such a bumper price CF the others

Had to reread to pick up my error! I’m following now! I think it’s a combination of cheap interest rates, low stock, prestigious blue ribbon suburb and international and interstate expats returning to the best city in the world
