Knockdown - Demolition Costs/Advantages/Disadvantages

    I know every property is different, but I would like to know what the rough costs are to demolish an existing property in Adelaide?

    I am looking at all options but knocking down and rebuilding is something I would definitely consider but would like to learn more about it.

    Anyone know the rough costs? Advantages/disadvantages to doing it?

    Depending on what's there, demolition plus site clean-up will probably cost $30-50K.

    Pros: clean slate, cheaper to build on a clean site than to renovate. You can do whatever you want!

    Cons: what was there was worth something, so you do suffer an equity hit by destroying it. Might be worthwhile if what you build creates equity that is more than it costs.

    If it has anything salvageable, you could consider doing it. I demolished a weatherboard cottage with the help of Gumtree and the skip company. You can advertise free, you remove, for timber, weather boards etc, I hired someone to cut the joists and things and removed and recycled the bricks from the hearth and the floorboards. Skips are pretty expensive so recycling is the way to go :)

    Yes, timber on piers definitely cheaper to demolish, and has more that's salvageable, than concrete slab and brick on ground.

    We have a developer friend whose current Holland Park (Brisbane) development held two houses. He sold both houses for removal. I cannot recall the cost but I think it was maybe $30K(?) for both houses. Buyer took one and tried to renege on the second one... ended up taking it too I think.

    I cannot recall the figures but I do recall that he said it was cheaper to sell them than demolish them by about $10k(?). I didn't need the information for our own needs, so didn't retain the numbers in my head.

    Adelaide is a bit cheaper than other cities, I'd expect less than the numbers mentioned above but it'll depend on the size and the building materials used.

    If its asbestos it'll cost more obviously.

    I demolished my brick and concrete slab house to rebuild and all up including clearing the site cost approx. 20 K 4 years ago in Bris. Advantage -if it was an IP I would have sold this however PPOR so was worth it .
