8 tenants in house to much wear and tear

    Afternoon all

    I have an application from a tenant for obe of my ips - 4br house with 2 adults and 6 kids. I normally wouldnt go for this as too much wear and tear but was considering upping the rent by 20 to compensate.

    Thoughts or past experiences?

    Yep, each house has a maximum capacity. Within your rights to decline an application on such grounds.

    Edit - didn't see the bit about increasing rent. Don't do that. Either accept or decline and find another.

    So if a couple were to rent the place with one child would you drop the rent as their is "less wear and tear"
    30 years ago they would have all crammed into a 3x1, especially if the kids were quite young.

    Just check that it is legal in your state to charge extra on top of the advertised rent for this reason.
    Could be interpreted as discrimination.

    Correct.

    Also, six kids is a HUGE amount of wear and tear. That's two kids per room. Is it a BIG 4-Bed or standard? What sort of condition is it in, have you been considering a soft renovation? I would be seriously concerned about that many people.... massive wear and tear allowance.

    I'd also consider how worn the place currently is. For instance if the carpet was new I'd be far more concerned about wear than if it was 5 years old.
