We have a property (townhouse) in a gated community in 8 mile plains and would like to move away from the live in property manager for a number of ongoing issues

Any recommendations for Property Managers that can take over and in that area?

Did you mean ypu want to remove the PM away from the Onsite Manager, to someone offsite?
IMHO not a good move. Best to resolve the issues. Afterall, the OSM bought the Mgt Right and it's in their best interest to look after you.

While it is in their best interest to look after you there can be on going problems that can't be over come.

Being dodgy, lots of issues over last couple of years, there is no longer any trust

Then it is probably time for a change.

That's not good, care to share some details?
Just be aware that Outside Agents lacks the onsite benefits, and might lack interest too....

We also had a townhouse investment in Logan, over 10 years we have had 2 really good onsite managers and then the latest was poor at best. After many months we choose to use an offsite agent, it has been a good move for us.
