    I rarely offer an option and if I do it is only one with a 12 month written notification from the tenant that they are opting out of the option otherwise the lease rolls over. The reason is that options lock in the landlord but not the tenant to that time period.

    You can always vary the lease if the tenant wants to stay on longer.

    Never lost a potential tenant to date.
