    Better than Sydney.
    I got a similar sized LMR in south, close to shops too. just sitting on it now. hope to buy out neighbors one day..

    The house sadly needs a refurb
    When the plans are approved by council we getting quotes to lift and refurb
    Not certain if it is worthwhile refurbishing
    Will update this after we get the quotes in

    Some owners of houses on the main road have been re-configuring the internal layout and closing off the front of the house where it faces the road. I wouldn't want my bedroom facing a main road. I am aware of examples on South Pine Road near the Everton Park library and Stafford Rd across from Bunnings. Use the front section of land for parking.

    If you are going to rebuild in the future, maybe dont worry too much about rebuilding the bathroom. Do the more experienced investors agree that your tenants will care more about the trendy wall tiles than whether it leaks?

    from the floor plan above the 2 bedrooms are at the front towards the road but they have the study/wardrobe rooms first so it helps a lot with sound i would think.


    The problem is though the tenants might not mind but if i finish off the bathroom as is and install shower screen and what not and then after 1-3 years i start having water damage it'll mean i'll have to go back and rip up the bathroom and re do it. i feel it'd be smarter to do it properly first time then set and forget.
