Study or Bedroom - Minimum room size requirements?

Hi all,

Does anyone know what the minimum room size requirements are for a room to be classified as a bedroom, rather than a study (in Queensland)?

I'm trying to turn my 3br into a 4br, and it is vital I have the property revalued as a 4br.
The cheaper option would be to make the 4th room 2.45 x 3.6.
However, I do have the option to make it a 3.0 x 3.6 - this would cost me additional +$2K.

Your feedback is greatly appreciated.

@Taku Ekanayake, the additional $2k may mean another 20-30k in equity just because it's a bedroom.

I've seen people present 2.5 x 2 or so as rooms also

 

There is no minimum size to my knowledge... just qualification as habitable room (ceiling height, light and ventilation).

 

One of my IPs has a room exactly the same size as the other bedrooms, but it's often clasiffied as a study because it's in the slopping roof space, so it feels smaller. The definition of a bedroom or study is fairly subjective.

Very true. I just don't want to fork out an extra $2K if the first (and cheaper) option will still be classed as a 4th bedroom.

Thanks @DaveM. I presume it will be habitable because the ceiling will be the same as all the other rooms in the house, has a window, and powerpoint.

 

Hi @Peter_Tersteeg. Thanks for the feedback. Because it's subjective, is this something that could be disputed with the valuer if it came back as a 3br + 1 study?

 

I just spoke to the REA who sold me the property and he said he will change the property description from a 3br to a 4br in the backend of RP Data and Pricefinder - will this help when it comes to re-valuing the property?

 

I think the extra $2K would be well worth it, both for resale and tenants. A small poky bedroom is no more use than a study.

2.45 x 3.6 is fine for a bedroom, it is small but as long as it is at least 2.4m ceiling height and has sufficient light and ventilation it is a room. As a fourth bedroom which would presumably be for a child, it is fine

 

As long as you can swing a cat in there?

 

House Room Dimensions and BCA requirements

Bedrooms today are usually equipped with a built in robe. Most houses also designate a bedroom as the Master bedroom. A master bedroom either has a built in robe or a walk in robe, and now commonly incorporate an ensuite.
I have worked on many projects where architects have created dysfunctional bedrooms due to there less than adequate room dimenions. I am going to suggest some bare minimum sizes you can incorporate into your design.



3000mm x 3600mm
Very basic bedroom layout which allows for a built in robe and space for a queens sized bed and 2 side tables. I wouldn't recommend anything smaller than this

Note: I have no idea who this bloke is but I tend to agree. I have seen houses with the size bedroom you are considering and I always have considered them as 2.5 bedroom homes.

 

Thanks @Inov8ive. Ceiling height shouldn't be an issue and also ventilation. I just spoke to HTW valuer and it sounds very subjective and dependant upon the valuer. They said they will also consider total living space : bedroom ratio. For eg if it is a very large 3br, then if it is turned into a 4br it should pass etc

I'm leaning towards option for 3.0 x 3.6 bedrooms . Only issue is I don't think ill be spending money for walk-in wardrobe.

 

I suppose you could make that argument and dispute a valuation. It wouldn't change the valuers mind however. They'll just disagree with you stand by their original estimate. In my experience, to successfully challenge a valuation, the argument needs to be extremely compelling.

If you have the ability to make it a little bigger now then do it.
You will never regret the descision to make a room a little bigger whether it's a study or bedroom.

Always call it a 4th bedroom on your advertising

 

I would say make it a full & proper bedroom if it is only 2k UNLESS your just trying to do it to raise cash and then put it back as a 3 so it has less attraction for a "mob" of tenants, if that makes sense.

 

You can swing a cat - cat might not like hitting the walls though.

 

From an agents perspective if you can fit a bed, it is the legal height and there is an opening window then it's a bedroom.
