There a few places that pop up at that price point in regional Victoria.

Where would you buy an IP?

Any hope for places like Hamilton, Portland, Warranmbool greater suburbs in Ballarat, Bendigo etc.

If you are after regionals, I’ll go to Wodonga. Rental returns in there are very good, prices are still affordable and rental demand is also good. Wodonga is often overlooked by people who buy houses closer to capitals but if you talk about going further & looking at Ballarat, Portland etc, in my view, Wodonga looks good. With Albury combined, the area is having 100K population and strong employment prospects. In addition, they recently upgraded the central area and it looks great.

Ballarat has considerably grown. If you are buying something there, try to to keep rsnge as 380k to 420k.

You can have a look at Bendigo but bear in mind how much a suburb has already grown so there is still.some room for growth.

Warnambool is hot and in the middle.or start of boom as we speak. You may be able to capture a short term growth as well.

    Regards

Have seen Hamilton shoot right up in recent time. Definitely boom period and strong annual growth!!!
