$400K for IP which of the following options would you choose?

    You'd have to be more specific.

    The following "Sunshine area" suburbs would be next to impossible to find a house for $400k:

    Sunshine
    Sunshine North
    Sunshine West
    Braybrook
    Albion
    south part of West Footscray

    Those suburbs all border "Sunshine" and you would be extremely lucky to find a "house" for $400k

    Go further and you're no longer in the Sunshine area LOL

    Type those suburbs in realestate.com and search again mate...

    Canberra is tipped to have an oversupply of units and to be flat for a while.
    A house is probably a better way to go.
