Oh jeez. Yup if you work in freo I would limit how far north you go too. Unless you were prepared to go train to Perth then train to Freo. I love Freo but getting to it from NOR is not nice.

I'd probably concentrate on SOR - Coobellup, Hami Hill, Spearwood, Willagee even if you can pick up something totally crap

When you look at those suburbs also check out stuff that has already been developed as there are some fire sales of completed stock that might suit you better than a large block.

Thanks Dr. :) I am new to perth and some locals advised me against Coobellup and Willagee, said they have bad reputation, is that correct?

With a $400k budget and a desire to own something with some land 99% of it is going to have a reputation.

Have you considered buying an older duplex in the dream area that you like then in 8yrs knocking it down and building a nicer house?

Kitchen, bathroom, all floor coverings replaced and the exposed brick to be rendered, plaster boarded or painted. The kitchen is tiny and badly located. I would consider relocating into the current meals. Huge job!

If you were to buy it, how much would you offer?

Can't say. I don't know the area at all, so I have no idea of prices.

You really need to get to know an area well before you make an offer.

    Typical Kingsley prices
    3x1 700sqm unrenovated or 4x2 knockdown $425,000
    Ave original 4x2 - $550,000
4x2 fully renovated single story $675,000 -$700,000 on average street

There are nice, sprawling homes on 2000sqm blocks by the lake that sell for over $1,000,000

Greenwood is cheaper. I don’t know the prices there as well.
