    What zoning is this block classified as? Did you have to push hard with council to get that much on a relatively small block?

    Wonderful post. Been a long time reader and this is my 1st post.

    BE Developer - i've seen many of your previous posts and you've mention for a duplex construction will cost a total of $750K to $800K low finishing.

    So how did you come up with a construction cost of $550K for four (4x) townhouses. If you divide $550K / 4 = $137.5K each townhouse.

    is this even possible to build a two storey townhouse with a cost of $137K where building a side duplex will cost almost $400K?

    Iam also curious how your builder will make money? or do you hold a builder license?

    Two different products.

    Duplex in Sydney market has different specifications and size demands!

    You need GRZ1 to do multi dwelling in VIC. You can find vic Zoning guide on our website under resources page.

    We have total of 80 min of talking between 4 speakers and preso is ready for proposed site that is currently on market for anyone to buy,so won't have time to discuss this development.

    Happy to talk abt it after presentation, just ask me and I ll try n answer what I know abt this development.

    This market is chugging along nicely, congrats on selling 2.
    Perhaps 18 months ago you would not have had a hope of selling OTP in this area, how times have changed.

    At lockup stage + bit more as of today.

    Sale: As i said in past, we sold two and reluctantly sold one more (as offer was good) just in early Jan. In Nutshell, Sold 3, now keeping 1.

    Exterior color scheme is pretty much same as our last development: Our latest Development in Western Sydney

    Still on track to finish by end of April, if not early!
