3rd/4th floor apartment vs. 3 storey townhouse

    Assuming same location and similar internal living space, would you prefer a 3rd or 4th floor apartment (assume there's a lift) or a 3 storey townhouse (no lift), and why?

    Townhouse every day of the week.

    Units = neighbors on all sides and generally no courtyard.
    Townhouses = neighbours on one or two sides, drive in garage and usually a courtyard.

    No lifts! Repair costs a fortune and pushes strata fees too high.

    No lift to a 3rd or 4th apartment will turn many buyers off


    Can’t answer that question, too many variables to consider

    The reality is that in a 3 storey home you don't need a lift. Even if the living is on the middle floor then you are only taking groceries etc up one flight and if it's on the ground floor then 0 flights. Throughout the day/night you will go up and down one flight of stairs most of the time and it's easily managed

    You are more likely to have superior light/windows/ventilation with a townhouse as they are more likely to have more open space around it whereas apartments often have another apartment or lift well against a boundary.

    Townhouses usually have parking on the lot not in basement, they will have a courtyard, they will most likely have lower strata/BC than an apartment with communal ammenities and lifts.

    was reading this just prior - 90% sold out in 8 weeks south melb 1.79mil plus. these are 4+ storey townhouses.

    There would be a lift for the 3/4 storey apartment option. No lift for the 3 storey townhouse option.

    Most inner city Melbourne areas people would pay premium for the apartment.
