What would you buy in Perth with this budget (nothing isn't an option :p)?

If you look for anything with development potential, watch out for clay. It can add a premium to site costs.

He he, that would raise a few eyebrows in my village. I'd be getting an 80% mark up on everything from firewood to a beer at my local.

use the rest of the money to keep it in storage in Perth, then you can drive around here like a real-estate hotshot when you come to visit. :) I'll drive it for you every now and then, just to keep it in good running order..

Some random picks from me based either around being newish for low maintenance and depreciation or older for more established suburb play. Note - I've done no comparables to see if they actually are good value just picked things that I would then look into further

    Units 1-8 62 Boranup Avenue Clarkson WA 6030 - Apartment for Sale #124813926 - realestate.com.au
    16b Nineham Avenue Spearwood WA 6163 - House for Sale #124938638 - realestate.com.au
    8/31 Almondbury Road Ardross WA 6153 - Apartment for Sale #124752510 - realestate.com.au

This one I'm very surprised at the price - I think it's an older apartment block where the whole complex was gutted and renovated 1-18 / 7 Groves Avenue Attadale WA 6156 - Unit for Sale #124734850 - realestate.com.au

    9/15 Kerry Street Dianella WA 6059 - House for Sale #124719110 - realestate.com.au
    144A Woodrow Avenue Dianella WA 6059 - House for Sale #124346846 - realestate.com.au
    1/359 The Strand Dianella WA 6059 - Unit for Sale #124201658 - realestate.com.au

The unrenovated ones in this complex often go for a bit lower and are pretty good value I think 15/60 Smith Street Highgate WA 6003 - Apartment for Sale #124985138 - realestate.com.au
