    I went to Port Mac around 2 months ago.. speaking with the locals i kept hearing the same stories of family members being unemployed and tourism industry softening in comparison to past years... There may be a bit of a rental boom atm (dont quote me i havent done any DD) due to upgrades to the highway as i did notice alot of roadworks vehicles heading into town at night... but this will drop off once workers leave town when works are completed.

    Last time I looked there was over 40 empty rental properties, I'm keen to have the money rolling in straight up.

    My sister has an IP in Mt Austin, she's had it 3-4 years and its gone up maybe 20k in that time.

    Whereas each of my Sydney IPs have put on 20k about every 2 months for the past 2 years.

    Go to South East QLD. South of Brisbane there are some suburbs 25km -30km out that you could get for that.....but be quick.

    Pretty much the whole of Sydney in the last 2 years....

    % might be more relevant than a general $ amount across properties of different values.

    Do you mean buying in Park Ridge QLD, 4125 as House & Land Package ?

    as usual, I've been approached by some of the R/E agent which told me that it is a good buy, just like the "Schofield" of Brisbane. has anyone thought about buying in that area recently ?

    If only Brisbane can be like Sydney ;-), but I guess Brisbane or QLD in general doesn't have the population driver as in Sydney NSW. The only black horse candidate to topple up Sydney or at least match Sydney growth is Melbourne.

    But of course, the catch here is to buy existing house or any H&L package not apartment of any type due to oversupply.

    That is based on my opinion and research so far in the market.

    So I guess.... existing house will always be a safer bet to be developed for further profitability rather than the new area H&L package.

    If only Brisbane area is undergoing significant gentrification like Sydney Norwest area or Parramatta, then we can safely invest like what people did to The Ponds and Schofield.

    It just doesn't have the population or the population growth. You've got centres in Brisbane, Gold Coast, Sunshine Coast and Ipswich. In some of those areas you've got other centres. If you're in a gap on the fringe, there's not much happening. Take a flight up there, go up Mt Cootha lookout and take a look around. That smaller population is spread out as far as the eye can see 270º.
