    Here's a challenge......... 300k and wanting a 3bdrm property in NSW. CG is the investment plan.

    I think you could find something out in a (very) regional area if you looked hard enough. Not impossible but not easy either.

    Hm.. not even in Wollongong (South Coast) area you can get that price.

    Around 2009 my friend sold his 3 bedders (Full brick) in Figtree NSW 2525 for $250.000
    because he's moving to CORDEAUX HEIGHT NSW 2526 after he bought the 6 bedders mansion there for $650k.

    Expand that to Vic/Qld and it's still a bit challenging.

    (you could almost buy 2 in SA's...)

    ok, nsw because I intend to be one of those "do not buy sight unseen" types and a buyers agent doesnt cut it for me. Im only starting out so Im not carrying bags of cash to jetset around myself. I live in nsw and can afford an overnighter if the area deems it worth a visit. Im thinking maitland. oversupply is drying up heading back under 3% in spite of the rest of the region. It had slumped in value after the mining boom eased and the major highway completion last year saw alot of people leave the area. The adjoining suburbs (Rutherford and east Maitland) are surging. And the newly released budget shines relatively well on the Hunter region as a whole.

    Most Maitland properties currently under 300K

    Why Maitland (the haunted city of NSW according to the Ghost tour brochure in Hunter Valley)?

    Have you consider the PIE factor yet ;-)
    P: Population growth rates and who will be staying there ?
    I: Infrastructure upgrade projects
    E: Economy, so what drives the economy in the area ?

    Yeh, around Newcastle. Know a few investors looking for renovators in Newcastle and have seen prices around the $300,000 mark.

    Plenty of people commute to Newcs from the area. Cessnock might be an option too but fewer government agencies (jobs).

    NSW and Sydney is 2 difference market!! LOL

    You can find some $300k 3 bed in regional NSW ...but good luck on the CG.
    All the talk about massive CG ...is all in SYDNEY + Wollongong + Gosford+ Newcastle + Central coast etc... not NSW as a whole as such.

    Well I reckon there's still good options

    Port mac
    Central coast
    Coffs
    Tweed...

    All would be good for cg

    Won't happen overnight but I guarantee in two years from now everyone will be ranting about these areas (maybe perth as well)

    Sydney melbourne bris and Adelaide will be distant memories
