    Do you have a specifications document?

    A good project manager will give you specification documents. it will tell you what light switch u r using and what carpet brand and material u r using. very very detailed specifications. Every single item will be mentioned.


    If you don't have specification documents. u can build 4 townhouses in that price and still make a 30% builders margin.

    We do have a specification document. We've chosen to go higher spec on certain things as we are holding long term and want to be able to refresh floors (for example) prior to selling at some stage down the track. We brought in a designer, and she brought a lot of value to the project in nicer finishes than "off the shelf" things we'd chosen.

    It seems from what I've read on the forum that building in Brisbane is more expensive than Sydney or Melbourne.

    A lot of people who develop properties, don't have it and go for a basic specification and they try to compare with designer constructions

    I know a lot of friends who can get a house and land package for $400K in western suburbs

    Obviously contingent on the size and spec.

    $210k/TH is incredibly skinny for all but the most basic spec. .

    Also, most builders don't get 30%.

    As an example, I'm building a side by side atm, turn key build cost is around $1.2m.

    These are 4 bed 3 bth, 34 sq. high specification homes that will hit the top 5% of the market they are in.

    The devil is in the detail and will be highly dependent on their design and specification, site conditions and location etc as to whether you can build 4 townhouses for $850k.

    Thats correct,

    I make a spec and get a construction estimation from BMT or any other reputable company and send for tenders to match up.

    We are looking at building a high spec, side by side at the moment. Can I ask which builder are you using for this? Did you engage in an Architect seperately?

    If you knock down your PPOR you will lose the main residence exemption for CGT. Perhaps obtian legal advice on how to resttructure the ownership and reset the cost base. This may trigger stamp duty.

    would like to have your estimator as well. I'm planning to build 3 townhouses at the moment but my budget is around 1.2. Not sure how much the construction cost increment in 2021 but thanks for your information provided
