VIC 3 Madison Boulevard vs 57 Orient Avenue, Mitcham, Vic 3132

    Hi Guys,

    I am new to this and trying to understand how to value a property and would appreciate how others think. The properties in the subject are both in Mitcham, Vic. 3 Madison Boulevard is closer to station, is newer and has 300m2 land. 57 Orient Avenue is far from station but had 600 m2 land. I believe 3 madison is also built recently. In this case are we paying more for closeness to train station and newer built? I am also looking at https://www.realestate.com.au/property/33-closter-ave-nunawading-vic-3131.
    Which one do you guys prefer and why?
