    Hi,

    We are looking to buy our PPOR and found some 3BR Townhouses in Doncaster are within our budget. Is it a good place to buy? How is the growth prospect?

    I would think that if you are looking for PPOR you'd be looking for different things then IP. For example if you have/planning to have children check the schools. How long will it take to get to work. Feel of the area. Go and have a coffee in a local cafe and see what kind of people walk in.

    Doncaster has really good schools.....Westfield is quite big shopping centre.....freeway to city.....lot of apartments being built......but great place for PPOR......

    Doncaster is a nice suburb however, it doesn't have trains. Town house could be a future IP I guess, but for a family you may outgrow it if it isn't big enough.

    Doncaster might get trains one day....but I wouldn't bank on it.
    Here's a description of the Doncaster railway line from Wikipedia:

    "First proposed in 1890, detailed planning commenced in 1969, and by 1972 the route was decided upon. Despite rising costs, the state governments of the period continued to make assurances that the line would be built. Property acquisition for part of the route was completed in 1975, and construction of a cutting at the city end commenced in 1974, only to be filled in two years later.[1] By 1982 plans to build the line were shelved by the state government, and by 1984 land for the line once it left the freeway was sold.[1] In 1991 an independent report investigated constructing the line, recommending against it due to the high cost.[2] However several other reports released since the 1970s detail the essential requirement for heavy rail mass transit in the Doncaster corridor."

    But it has buses - and depending on where in the city you are going can be faster than trains.

    Pretty safe suburb.... although hit the news for all sorts of wrong reasons with the terrible murder in Ruffey park.

    Hi Kai -

    Doncaster is a great place to live, its safe, has a great shopping centre, more Chinese restaurants than Shanghai and a thriving construction boom (look at Doncaster Central).

    For a PPOR - as mentioned there are buses or you can drive to the nearest train (lilydale line). IT is safe - great for families, and great schools hence the movement of the chinese community in the last 10 years.

    Re is the TH a good investment - well that requires analysis. How many townhouses in the development? main road or private street? and of course price as well as consideration of where the bus stops and where the school is.

    If Doncaster is not right for you pricewise, then there are plenty of opportunities in the surrounding suburbs. Long term its a safe investment for TH in my opinion as opposed to a apartment which are generally prices for foreign investors.

    Growth forecast is a tick - 12km to the city, lots of activity around Westfield, lots of new dwellings....great infrastructure in the area also.

    What is your budget?

    Doncaster is a great area and more importantly some of the town houses are well sized. I have a friend who just bought a 30sq town house, bigger then my sunburn home lol.
