What can 100k do in the property game?

    I am wondering what 100k could do ? Renovation? Buying a cheaper property ? How to maximazi he benefit of 100k?
    If based in Sydney, 100k is nothing really.

    Leverage to buy another property (interstate, as Sydney is at peak) in an area with fundamentals.

    Depending on your borrowing capacity, and putting in a 20% deposit you could purchase for 400k.

    OR

    Purchase a more expensive property, closer to the city if you have the affordability by putting in a less than 20% deposit and paying LMI

    what ideas are you considering so far?

    Renovation, deposit for another property, putting a granny flat at the back, subdividing and selling the land, paying off mortgage, buying a couple of parking spots to rent in city or buying a shoebox to airbnb.. many options. Depends on what you need at this point.

    Personally I recently put about 60k in dividend yielding stocks cz I am thinking of rising interest rates and want to start putting money away towards some cashflow coming in and put another 11k on a crypto punt to see if it rises in value and gives me more money to put in more dividend yielding stocks. You could have something you need to do now as well with that money?

    100k is a lot of money if you know what to do with it.

    There is sooo much opportunity in Brissy atm.. I could easily spend 30 mil on assets there and still find more opportunities around.

    Resi in Australia, commercial overseas. I am just not interested in commercial in Australia. And there is no spare 30mil in my bank to spend on anything :p

    Seriously though if someone had 30m cash to spend ..that would be a fun shopping spree. Park 15mil in a high returning asset (not real estate) and spend the other 15mil on growth assets all paid up, zero debt. You'll have your 'Fcuk you' factor right there.

    I would first decide what luxuries I want, e.g. nice house, nice cars, private schooling for the kids etc. I'd calculate their ongoing cost (including depreciation on the cars) and buy enough pure cashflow assets (LICs, ETFs) to cover those as well as living expenses.

    Then the rest can be spent on a mix of growth assets. Would be a fun shopping spree indeed.
