Roof Re-Sprayed - Cost?

    Hey All,

    What should I expect to pay to have my roof re-sprayed?
    Single story home with a tiled roof (not sure what kind of tiles, 1950 home so I imagine cement?)
    The home is around 12sq so not too big.

    I am undertaking more of a cosmetic renovation so not looking to do an entire roof restoration, just more so make it presentable as the house exterior will be rendered.

    I am based in Melbourne's North so open to recommendations as well.

    I got a quote of $1600 to get my roof on my smallish house repainted, but that's Brisbane, for an asbestos roof...

    ps. I think you mean something other than 17sqm... :)

    Just had mine cleaned about 20 broken tiles replaced then painted, was $1600. Had quotes from that all the way up to around $5000 only real difference was the types of paints they were going to use

    There is a crew of Roof-Painters that go from state to state country town too town and letter-box drop
    every house that look like the roof need a facelift ,they charge 750 bucks cash ,but the only problem is as they do no prep work just blow the roof off with a 59dollar garden blower then just spray one coat
    looks good til the first thunder storm comes ,then all the paint comes off and jams all the storm water pipes and backs up into the eves and into the building..

    From a proper lic,insured company depending with WPHS ,and the need for scaffold it may start at 4k upwards..imho..

    FYI - Squares and square meters are two different measurement sizes
    1 square is close to 10 square meters.

    Interested in this Thread as currently in the market for a roof re spray.

    My understanding is it's all in the prep work.

    Then it comes down to quality of paint applied.

    Roof painting is probably the single biggest cowboy industry out there Imo.
    Plenty of fly by nighters with warranties not worth the ink they are written with.

    FYI, don't know if you've been told it needs painting or it just looks like it needs it, perhaps fading is obvious or it just looks moldy/dirty from air pollution etc.

    9 times out of 10 its the latter and a quality high pressure water clean (only) will usually do the trick.

    If it really needs painting;
    Like any paint job they all look fresh/great after completion however long-term will depend on how well the jobs been prepared prior to paint, then the quality and application of paint.

    Like any painting if the surface isn't cleaned properly in places the paint won't bond, could end up bubbling, peeling, looking like crap.

    $1600 is very cheap for what's required on a height risk job compared to what it would cost for a good interior job, I'd want a very long-term warranty by a company that will be around long enough to use it if required.
    We get what we pay for.

    Yeah came up fine so far, only been about 4 months. I got their details when they did a roof 3 houses down 3 years ago which still looks good. But were yet to see just how long it will last.

    I paid $1500 on a tin roof of a single story 15 sq house about 4 years ago looked great for about 3 yrs and now you can see the spray lines I reckon in another couple of years it will look terrible. It was woodland grey colour. So it may have been the colour too.

    Not sure where I copied this from a while ago, one of the reno forums I think. Colourbond, but still gives you an idea:

    I'm about using this company to paint my roof, they quoted me $2000 for a 3BR house with colourbond. Is this too cheap? What they includes in the quote:

    - Acryloc Roof Clean Chemical/High Pressure Water Clean
    - Primer Coat
    - 2 Coat of Acryloc Cool Roof Membrane (Roofcote Supa Cool – www.acryloc.com.au/documents/downloads/TECH26160.pdf)
    - 10 years warranty against peeling or flaking

    If I want to use Dulux 962 Cool Roof paint, it will cost extra $500.

    I recently had this done in Perth. 120sqm. Concrete tile.

    Cost around 2k and included
    -replace 70 tiles
    -repoint
    -pressure clean
    - 1 primer coat
    - 2 paint coates of my colour choice
    -10 year warranty.

    Turned out good.

    I did consider doing it myself for the last roof restoration I had. It is the cement tiles that needed to be restored. The cement tiles have worn their protective top glazed finish and beginning to disintegrate into sand and clogging the gutters.

    I think $400 may be required just to pay for the primer and top Dulux roof paint, Acratex. Anyway, Dulux will not issue a certificate of warranty for anyone who is not accredited to apply it.

    Before application of paint, you need to high pressure clean the roof. Replace broken tiles and do pointing for the roof ridges. All the while, making sure you do not slip from the roof. A high pressure spray painting equipment is required to apply the highly viscous Dulux paint.

    All in, anyone who can do a good proper job with a warranty for about $2000 is good value IMO.

    I got quotes for between 1500 - 4000. Hard to say who is better or worse. I am waiting till summer to do anything. Best thing you can do is ask for referrals and go to the houses to see the job they have done.
