  3. Nothing changed. Same as 2017

    Just wondering if the new rules, regulations and changes in macro environment are changing your strategy. Markets are different, you might be buying in one place and selling in another, however What’s the main mantra for 2018?

    1 in 2016, 1 in 2017, thinking about going for the trifecta. Too many variables at the moment and whether the right property reveals itself ;)

    I'm still in the game. But it's gotta be cheap. I'm thinking why go interstate when there's cheap stuff north of Sydney. I'm thinking Tea Gardens, Lemon Tree Passage etc. and there's new developments around there and huge resort.

    I was considering buying a third property in 2018, adding Melb to my Brisbane and Adelaide holdings. I was looking to diversify by having a house in each city, but I’m starting to rethink things. I don’t want to diversify just for the sake of it if Melb is at the top of the market. The more I search in traditional ‘value’ suburbs, the more I realise that value might not be there anymore. The consensus now seems to be that 2018 will see a weakening of prices, so I might just consolidate or start researching other options such as commercial.

    Rental return 5.34%... yum! It is a bit remote for me. I was thinking more of rural centers. Armidale etc.

    A lot of BA agent are hyping up Geelong. But I am not overly excited about that place either. Think I need to see some good economic news before considering it.

    What about North Arm Cove. Not all that remote. Probably an hour to Newcastle. !00K for 10 acres non urban. A couple of bush fires and the property will be cleared and ready for unathorised dwellings :)

    I voted "nothing changed" - in 2017 we were already deleveraging and making budget adjustments for all loans to go P&I

    2 in 2016 (helped 3 friends)
    2 lots in 2017 (helped 7 friends and acquaintances)
    Will sell 1 lot before april to retrieve funds and helped another friend book a lot last week.

    I won't be buying in 2018. I am an active investor, which means I physically work on any property I buy. I have been working on properties since June 2016 and I am worn out! I need a break and 2018 is the break I need. Just need to finish the build first! :p

    I hear The Maldives are great this time of year or maybe you prefer the Trans-Siberian :D . I thought to make the topic as general as possible and obviously I didn’t comprehend how different and unique each persons aproach is.

    True. If I wasn't worn out I would definitely be buying in 2018. My next IP will be in Perth and the Perth market is primed for investing IMO.

    Been deleveraging for the last 5 years so have finance approved for a couple of purchases and looking for opportunities. Maybe this year, maybe not.
