    I agree with @vbplease. There has been no "Perth" boom since 2013. The boom was definitely isolated to certain areas. Off the top of my head I would say: City of Bayswater LGA, City of Belmont LGA, City of Canning LGA, City of Gosnells LGA. As far as I know, the western suburbs did not boom at all during this time. In fact, there are some areas that still haven't recovered since the peak of 2007 and I have seen areas now that are at 2005 levels. Grim!

    Semantics but how would you classify a boom?
    Brisbane has probably done the same as Hobart its just happened over 4 years not 2

    I guess timing is everything but its even more important with small cities like Hobart.

    If you are broad minded and have some idea of the SE Asian market then a very rewarding spot with already 30-50% capital growth in the past several years exists in East Indonesia.
    We heard a Singaporean property trust CEO say that this particular spot will be his highest performing area in all of SE Asia over the coming years.
    Without giving too much away President Joko Widodo who is welcoming foreign investment was there yesterday.
    A little research can get you a long way.

    I read a recent report from Terry Ryder.... he is saying Perth is buy, before anyone gets too excited, he always gets it wrong most of the time:(

    No one expect Lutana to become Sandy Bay in yhe near future (5 years). If it does, this means it doubles in value or has average 15%/pa which is unrealistic. Lutana property gross yeild is around 6% so a CG of 6% is already really good.

    I'm seeing some Properties in Darwin worth buying now. Even with inpex leaving and all the rest of the bad news....The prices are just that good.

    Parts of the town have fallen as low as they will go and the yields are great.

    Most of these though are off market, friends of friends kind of things...but the numbers now do stack up, at least for cashflow....Gotta be a local though.

    Capital gains will still be a while off me thinks......

    It’s been pretty hot the past few years but the amount of people still moving from Sydney to the central coast is ridiculous. My neighbour was complaining the other day about the house across the road selling for $800k. The locals don’t realise that’s peanuts compared to Sydney and this is why the herd is moving up.

    Highest net interstate migration since 2007.

    “The interstate migration would be a sensible explanation,’’ QEAS economist Nick Behrens said. That’s backed up by ABS data that shows Queensland recorded the highest quarterly increase in interstate migration since 2007 at 5038 people last year.

    Mr Behrens said that a good measure of the labour market was how long it took to get a job and the data showed that Queensland had a long way to go despite having strong jobs growth.

    Brisbane: 24 weeks

    Ipswich: 40 weeks

    Logan: 16 weeks

    Moreton Bay North: 47 weeks

    Cairns: 22 weeks

    Maranoa: 22 weeks

    Fitzroy: 47 weeks

    Gold Coast: 14 weeks

    Mackay: 5 weeks

    Outback: 45 weeks

    Sunshine Coast: 14 weeks

    Toowoomba: 64 weeks

    Townsville: 37 weeks

    Wide Bay: 61

    In NSW, it takes 13 weeks and Victoria 12 weeks. For the long-term unemployed, the wait in Queensland for a job could be as high as 126 weeks, or almost 2½ years, compared with the national median of 106 weeks.

    It's really seasonal data, of course, the best bet is to look at the rolling annual average by labour market region.

    No worries - have been following Brisbane on this series for a long time (see blog), & the trend hasn't actually been tracking all that well at all.

    Trying to put a positive spin on it, that could be because more people are chasing work after relocating from Sydney.

    Interesting to see that the jobs are being created in logan (something that was in the media not long ago) but job growth is either slow or insufficient to meet demand in morton bay. Certainly a lot tighter rental market on the ground in mb at the moment...in any case

    And it's not just domestic tourists flying south. Total visitor numbers rose 8.4 per cent last financial year to nearly 1.15 million. Within that, international visitors were up 22 per cent to 198,300.

    My place in upper middle logan done OK, even when there was a record flood. 20% in 2 years. I know it isn't everywhere (logan isn't in fact a place, and the logan city council area is seriously different - rural, state dev areas, suburbia, 18 K from CBD to 60K CBD ...... .). Embrace your inner bogan. U know u want to.
