NSW 2017 areas of highest rental returns?

    am looking for IP in regional NSW which has potential high rental yields of over 5%.
    Where do you think such areas are?
    Or are places like Tasmania still the best areas for rental returns.
    What do you all think for buying in the next few months of 2017?

    Pretty much every regional area will give you over 5% yields and pretty much the whole of Tas. I don't buy regional, but if I did I would be looking for at least 9%. Plenty of regional threads around, have a search...

    We're getting about 6% in Canberra. Likely would have better CG than most regional areas too

    Albury can be solid from a yield point of view.

    I bought a kicked in ex houso joint for $110k in 2013 renting at $210 per week.

    5% not hard to find outside of metro. I'd be looking for more than that.

    These yields are pretty good with a vacancy rate of 3.7%

    Central Belconnen suburb - just outside the town centre. This is a house btw, not unit.

    Consider Adelaide, huge number of areas with yields greater than 5% in a capital city or try Hobart, Logan, Albury, Bathurst, Orange, Tamworth etc etc...

    I have a rental in Armidale NSW currently getting rental yield 7.1%

    Good indicators of capital growth over the next 2-4 years in my opinion also.

    Number of new drivers outside the existing university include APVMA relocation, NSW TAFE digital hub about to open, Lamb & Beef abbotoir currently in planning phase, Industrial complex approved through council and blocks selling, airport extension under way, hospital upgrade underway.

    Hows the growth though ?

    I like Albury, but seems many places do near zero CG year on year, so I would want more than 7 odd percent.

    10% over 5 years. So about 10k on the average property
    im going to make a bold statement and say that nearly every town in aus not within 100k of a capital city has had an overall capital loss over the last 5 years
    Exceptions would be nsw central coast, wollongong, newcastle and surrounds,maybe byron and surrounds and melbournes bellarine/ mornington peninsulas

    Ok i was wrong
    Did a bit of research after my comments and found that regional nsw has done ok
    All the other states not so much
    A lot of places averaging around 2% growth
    So nothing after inflation

    That would be GEELONG'S Bellarine peninsular!!

    Melbourne likes to claim everything.....that cycling race in 2010 was branded Melbourne even though it was through Geelong, even to the extent of having Melbourne signage on the surface of Kardinia Park when the cricket 20/20 international was played earlier this year. Plus they call it 'Melbourne Avalon airport as well in the destination sections of airline bookings ...

    Bloody capital city centrism....keep your hands off our Geelong! :p

    Did a $15K renovation and had a reval at $150K. So some level of manufactured equity.

    Phillip island grand prix was branded Melbourne grand prix last year
    Got everyone on the island a bit prickly
