200K Cash looking for IP (Sydney preferable)

Hi Guys,

This is my first ever post here. I am looking for IP here in Sydney (preferable) open to other suggestions as well.

I have 200K in cash and looking for some IP options.

I have a couple of options in mind

i) get a studio in Sydney CBD and rent it out
ii) Get a land and keep it for longer-term in Sydney ( leppington/ Austral)
iii) Get a Mortage and get some house/unit in Western Sydney (around 450-550K is the price)
iv) or buy somewhere outside Sydney or NSW?

Please suggest, I have low income so I prefer to get something I can pay, do not wish to go into long term mortgage plans ( Happy to get 4-5 years plan but not more than that)

The plan is to get something and hold for the next 5-6 years and sell it. Please advise and guide because I do not have much idea.
