Hi great people of Property chat!
As our mortgages are mostly fixed on very low rates at the moment we are looking at storing around 200k savings in shares over the next year or 2. We will most likely need to sell after this time to put the money towards a property investment we have planned (either renovating a period home or building a townhouse on a block we're subdividing)
If we were buying for the long term we would be strongly considering VDHG or DHHF. We currently own VAS, MLT, NDQ and APX (which has done so badly since we bought it that I have learned my lesson about buying shares directly).
We just started own our business which is doing ok, and depending on how the accountant swings it we may be classified as high income earners for tax purposes if that changes anything.
Would love to know what you would invest it in and if the timeframe would change anything for you or would you still invest in VDHG whether it was for a short or a long time?
Thanks in advance for your wisdom! :)

I would not invest in shares for a 1-2 year time frame, ever.

    +1.

The share market is not the place for short-term savings.

There is a concept the best investment for a two year max time frame is cash despite the pathetic return.

Thanks, we are in a strong situation right now so I think we are ok with the risk. So, any advice if were to go ahead regardless?

Are you willing to lose 30-40% of the fund in the next two years? Or put it another way: how would you feel losing money? Do you stay invested or sell out to purchase the IP?

Why not sell off the land parcel and add that capital to the 200k and invest for the mid to long term? Probably save yourself a lot of hassles and in the long run get a better return.;)

I'm getting 1.45% with AMP Bank. Requirement is to deposit $250 per month and also to have an AMP super product. Best place for cash I've found at the moment.

Thanks for all the advice, glad I asked. As you say the risk is probably not worth the reward on such a short time frame. Will look further into things to find out if we could lend instead of sell in the event that we invest in shares but they've gone down when we're ready to use the funds.

AMP is 1.25% without the Super bonus above. Savings account.

Also Judo Bank 1.2% for 2 years.

ING has 1.35% but you have to add $1000 per month and do 5 tap and go transactions which may not suit everyone

plus now the savings account needs to be higher at the end of the month (not including interest) than it was at the end of the previous month.

It also depends on the volatily ,and your expection of the maximum..
Within a 2 year trading span with 200k and looking at the average track record of any in the ASX Top 50 then your 200k may well turn into 100k as the larger the deviation ,the more important it's effect..

I'm still investing though @Des, though the timeframe is a bit longer than the 1-2 years

In March last year with the market dip, I realized some losses to offset some gains and also rebalanced across the portfolio's
