2 or 3 Bedroom

    Hi Guys,

    We bought a house 9 years ago and it was never advertised, it was a private treaty. The house is 3 bedrooms with 2 bedrooms and one bathroom downstairs and 1 bedroom and bathroom upstairs in the attic.

    The valuer said he checked with council and advised that he could only value it as a 2 bedroom one bathroom as no DA was in place for the bedroom/bathroom attic.

    We know we should have done our due diligence but being our first home we did not think about it.

    The previous owners had the house for 50-60 years, so don't think that any previous council records would of existed for the home.

    Any help would be much appreciated.

    depends where it is but often councils dont keep records after 10 or 20 years so that makes it hard for anyone to enforce non compliance -unless it looks like it has been built dodgey or wrong.

    A way to upgrade the records on it and get yr valuer happy could be to employ a private certifier and get it signed off on
