2 or 3 bedroom? DA approval

    Hi Guys,

    We bought a house 9 years ago and it was never advertised, it was a private treaty. The house is 3 bedrooms with 2 bedrooms and one bathroom downstairs and 1 bedroom and bathroom upstairs in the attic.

    The valuer said he checked with council and advised that he could only value it as a 2 bedroom one bathroom as no DA was in place for the bedroom/bathroom attic.

    We know we should have done our due diligence but being our first home we did not think about it.

    The previous owners had the house for 50-60 years, so don't think that any previous council records would of existed for the home.

    Any help would be much appreciated.

    Have a chat with a private Certifier - it may come under complying development if the stairs are adequate, linked smoke detectors and otherwise meets the BCA.
