2 lots total 420m2 - can I duplex?

    Hi, need someone to give their 2 cents.

    If land (with 1 house) is already built over 2 lots BUT its only 420m2 total, can a duplex still be built on it?

    Cumberland council in NSW have a minimum 600m2 lot for duplexes. But Ive seen that anything with split lots is normally allowed but generally it's a bit bigger than 420m2!

    Anyone know? Thanks in advance,

    What does the LEP have regarding minimum lot size?

    The Cumberland local council doesn't specify (or at least I can't find it). It only says minimum lots size for subdivision is 600m2. Although that is with the assumption that 600m2 is 1 lot.

    Also they other requirement they have is 15m frontage - I definitely don't meet this but then if the 2 lots can be treated separately then it doesn't matter... Right?

    Is each lot at least 200sqm? What is the frontage size of each lot? If so see if you can build it via CDC rather than via the council.

    Is the land falling towards the street or away from the street?
