2 lot Strat Subdivision Duplex vs Torrens titles

    Hi All,

    Wanted to see if anybody had any insight into valuation differences or stigmas with a duplex strata subdivision vs torrens.

    under the LEP the minimum lot size will not be met but may be strata subdivided under Low Rise Housing Diversity Code (Code). (meeting all other requirements)

    Please correct me if I am wrong with this interpretation.

    You should prob consult a town planner as your interpretation might be incorrect of the code

    But in terms of stigma of a strata v Torrens - done a few strata and havent had any negative feedback.

    If its an attached duplex Torrens isnt going to benefit as much as you still dont have much control dwelling (shared wall).

    Subdivision wise will be cheaper as you could use a single sewer point.
