    cheers Have done a couple mate but nothing structural, all cosmetic, paint, kitchens, flooring etc.and this is the first time I’ve done bathrooms. Learning things on each one

    it’s actually very exciting now knowing exactly what to do start to finish, understanding how the trades are scheduled & work alone can save you thousands. It’s really a rinse and repeat process.

    Surprisingly these pendants are from Bunnings! So cheap all 4 for $115 and actually look better than the $179 becon lighting one in the bathroom... they also do matt black as well

    Great find. I got my last outdoor lights from Bunnings. Here in WA all the stores stock outdoors lights but only ONE is allowed to do indoor lights fittings. I don't know why as it's stoopid.

    If you want long lasting LED bulbs that have a filament style then I've been using the Ikea bulbs. Much cheaper than Beacon and cheaper than my Bunnings.

    I believe so! I have organised 3 agents to come by this week and give rental plus sale appraisals, and the bank has ordered the Val. (I use appraisals to try and guide the valuer if they are favourable) it seems to work.

    Hi All,

    Final update to bring this one to a close,

    Total spend
    $412k
    $38,689 Reno cost.
    $450,689 not including stamps or holding (PPR so not factored in my mind)

    3 agents through appraised $510-$530k
    HTW valuer come in at $510k

    Essentially $100k higher in 3 months and $38k spent. About $2.5 for every 1 spent so I’m very happy.

    Gives me $94k to pull out and roll onto the next and considering now doing a couple 3 month flips through a company structure.

    It really is a formula that is so powerful. Value adding is a skill that allows you to scale into subsequent projects without the hard slog of saving a deposit out of post-tax PAYG. Love the outcome mate and kudos to you for getting your hands dirty!

    Exactly mate, what I also love about it is the Deposit/borrowing also becomes tax deductible so essentially my next property is pretty much 100% borrowed including costs and fully deductable including increased depreciation benefits. I know its not a strategy for everyone but I really don't see any faults with it.

    I forgot to mention the rental appraisal was about $415 Pre, and $500pw post. Huge increase
