2 bed apartment renovation

    1 bathroom stripped out completely, bath gone etc, plumbing rough in next then I’ll give sheeting a go myself.

    I now see where almost the money goes in a bathroom, demo took all day and is back breaking stuff.

    Any idea’s for getting tile adhesive up off the floor? Kitchen tiles are up but it’s like concrete and very difficult to remove.

    Things have been on hold this week with a few things going on!

    Anyway kitchen went in today, stone arrives within 7 days, appliances a day after.

    She’s getting a bit annoying cooking on a single burner gasmate stove from Bunnings haha

    Annnnnnd having no dishwasher..

    Because she works shift work.

    Just joking i meant the appliance of course..

    Thanks mate yes definitely doing bulk heads, that will be last I’d say. Picked paint colours today, lexicon full on walls and vivid white on trim - very clean and bright, with some warm downlights.

    Ripped carpets up, Hired a concrete grinder/sander & spent half of yesterday and today bringing the floor back to a nice slab ready for the 1200x200 tiles.

    Appliances look so good too, very happy with how they look for the low cost.

    I’d estimate with plumbing, demo, and the rest I would’ve saved myself close to $5k so far.

    Do some test patches with the Lexicon full as it can look awful in some houses. I’ve never been able to pull it off and had to go with Lexicon Quarter. I use that for walls and trim.

    Plumbers were in on sat doing rough in and moving everything for bathroom 1. - 2x guys going from 6am to 12:30pm. Non stop worked like machines.. $950 cash total.

    Spent about 5hrs today sheeting finally, tried my hand at making my own niche instead of buying it, so I could make it a decent size. It’s about 800x400mm.

    Yep! Has slowed a little as I’m awaiting tiler, he arrives Tuesday to start main floor and bathrooms.

    Currently painting over the weekend, trim is Taubmans oil based gloss against the taubmans endure lexicon walls, I’m really happy with it. My better half decided she wanted to help whilst I was at work... used the wrong tin and put water based endure over my oil based.. had to sand and use an primer sealer before painting again so it didn’t fry up! Tripled the work but hey the thought was there I guess

    The gloss painted like a dream after though.

    Stone and kitchen is now finished, I’m stoked with the white undermount sink and alpine white smart stone. I think I’ll replicate on the next ones as well. Looks fully integrated - splash back tiles attached as well. Matt white chevrons, flows in with the grey chevrons that are going in baths.

    I used that white chevron but in grey in a recent build. Looked great! I used it as a feature wall in a bathroom

    Cost update

    kitchen doors, handles, stone, cabinetry, sink, tap, appliances $10,928

    All Bathroom fixtures, fittings, glass, vanity’s $4300

    Plumber so far $1150
    electrician so far $300
    All Tiles $4070
    Tiler $9340
    Carpet $1260 (not in yet)
    Aircon unit installed $1630
    Fans $399
    Sheeting $630
    Paint $270

    So I’m sitting at $34,277

    I expect another $2k in plumbing.
    And $1000 for electrician As I’ve found out that I need new wiring run as the current stuff is too small and will short the oven out, an xtra $500. Also added the aircon in which wasn’t planned originally.

    Should end up at $37k

    After going a white stone previously, I'm not sure I will again, shows up all marks and anywhere the joins are gets dirty very quickly, especially with a waterfall.

    I hear you, but man does that look good in photo’s! Ha

    Started in the en-suite today, went 3x faster than main bath. Basically figured out a faster way to do things, had different tools, and some help. Makes a big difference.

    Adding nogs for the wall hung vanities was nearly skipped, oops.
    Also punched a hole straight though some plumbing so that cost me a quick $200 in replacements.

    Tiler’s arrived today, smashed out half the main floor, waterproofed and prepped the main bathroom, shower is 1.1m wide by 1.5m so it’s quite a decent size!

    Good size shower.

    It might not work for anyone else, or be a winning strategy, but i feel that a big shower/good ensuite and a really nice kitchen are what sells houses.

    After all, that will be where the home owners spend the majority if their time.

    Given the suburb is full of young professionals that drive merc's and range rovers, im trying to cater to that type of market instead of the family type, hence removing the bath etc. I feel people might over look that if the place looks nice enough :) im 30 next year and this is exactly what I would be after so maybe im just building it for me haha
