    Good value for the price! one thing I like about Highgrove is the stone tops you can add for very little cost as well. The gold handles also fits my theme and shaker doors to match the kitchen.

    Check out Vanity by design, they have a website with custom style "off the shelf" high end vanities, ranging from $1000-$2000 so aren't cheap but are very nice for a top end product.

    I think it's because they have their own limited range and they get good pricing. Also save on the cutouts .

    Finished work and got home at 4pm, spent a couple hrs on demo, found an electrician off hipages this morning to turn up and disconnect everything for me for $100. Quick trip to Bunnings for plumbing parts and I capped everything off saving no doubt a few $$

    Went with F&P appliances today as I got a pretty good deal across all 3..
    Oven $819
    Cooktop $633
    Dishwasher $699

    Decided on the kitchen (Quote attached) - basically worked out about $2k more than if I was going to go with a Ikea or Kaboodle kitchen, at least this way I don't have to install and I ended up with a couple custom cabinets, a bigger pantry, and a wider fridge space. They also have time to start immediately due to fitting me in before a couple big jobs.

    Day 1 total spend so far = $28,061.00

    $5k left to play with.

    what's the model of the Dishwasher? I have one that looks exactly like it.
    mainboard fried itself and the water wouldn't clear, fixed under warranty, the technician said he has seen a few, definitely a sleek looking machine though!

    Model is a DW60FC1X1 F&P 60CM - not the top end one.. definitely sleek! Has a 2yr warranty so if it goes hopefully its within this time frame! :(

    @Codie are you planing to flip this quickly or Reno, try extract equity or longer term hold?

    I plan to just extract and move again mate, I inspected a couple Inferior places last night which are asking $500+

    Il be in for $443k after the reno. Not including holding costs because I'm living there anyway.

    If I get a Val anywhere between $500-$520k - il be happy. its just a small $60-$80k tax free equity boost within 8 weeks in a flat market.

    Kitchen team arrived this morning for measure & template, handles arrived, appliances arrived, & also picked up a schock granite sink in white. An hour of plastering tonight so the walls are ready for the splashback. Stone masons arrive in the morning.

    Kitchen should be finished from start to finish in 1.5wks total.

    Those handles are pretty dated, I remember using them 12-15yrs ago in a few renos. I use these ones now which I think look smarter

    10 stairs, first level. A lot of hard work is how! Full demo day today. Getting original tiles up is extremely painful. Bathroom stripped out now though

    I think these T bar handles are coming back! a lot of the new vanity’s are coming out with them too. They will be run vertically on doors and horizontal on draws.

    In the kitchen I run all my handles horizontal except for full length stuff like linen/pantry. I find if they is too many directions in the kitchen it messes with my head. Having said that I've moved to recessed rails for a lot of my projects but with the moulded doors like you have chosen I agree they need handles to complement the look and I like the ones you've chosen.

    Yes just extracting as much equity as possible, and then looking at the next project. Unsure if I’ll move and rent this place, or just stay put and purchase the next one as an IP.

    Up to this point I have always bought as a PPOR, reno’d, rented, and then moved into the next project, saves $ on stamp duty, saves a ton of $ on the Reno itself, and usually get a better loan product on a good rate as well. Added bonus of doing it this way is i Always get a high quality tenant, higher than market rent, and depreciation benefits help hold it.
