VIC $1M in Sunshine? Phew or Miss?

    Found out there's an easement drawn on the lot, may be that's why? But wouldn't think it would drag the price down so much.

    @google boy luck also plays into it very true - sometimes these ppl might be moving into nursing home, or deceased estate split among siblings.

    without going into too much detail whether the easement is active or not - that could possibly be why if it is actively used - the water or electrical authority have the legal right to access it and you will have to get the utilities company consent to build over it. it looks the easement goes like 30% into the block. isn't it 73 as 79

    also @ATANG - you gotto take into account - urs has 4 units with 4 different tenancies which is big plus over these. i have a friend who has a property in (700sqm) falconer st glen waverley who got valued by the bank last year at 1.4 mil. Similar blocks have also sold for that price 1.3+. However if you look at the recent sale 1.305 mil only for 1224sqm block. Without looking in too details, just looking at the size, it seems a stream falls into the block with may have covenants into it, odd shape block and also very deep slope with many trees which may or maynot have vegetation overlays. So really had to say. 500sqm more year sold less than other blocks which sold for 1.3 mil. this is also in the GWSC zone

    Yeah luckily I didn't put an offer in for that one, I was thinking the agent was trying to play underquoting game.

    Does anyone see the stigma is changing after the price growth Doveton has recorded in last two years.

    Do people think it is still an Ice town or things have changed and it has gone unnoticed?
