1A dwelling being used as a share style house

    Good afternoon folks,

    A bit of back ground, I'm looking at building a dedicated share house, 4 lockable bedrooms, 3 bathrooms/ensuites, 1 kitchen, double garage, walk in pantry, lounge and dining room with no more than 3 different, individual tenants. The council is Logan City Council.

    I've been looking at dual occ, duplexes, etc but have also heard that councils are starting to crack down on these types of investments and I was wondering if what I'm intending on doing, what is being promoted to me that is, is legal and above board.

    1 spare bedroom? Build a 3/3 + powder room.

    What is the line for a boarding house?

    The 4th room is labeled as a media room, similar to your powder room suggestion I guess. Sorry my mistake, it is only a 3 lockable bedrooms and a "media" room.

    Have you run the numbers on this conversion?
    How will this provide you a profit?

    4 rooms * $165/wk/room (only found room stats for Loganlea).

    $165 * 4 = $660/wk.

    Higher management costs, wear and tear, higher turnover.

    Say post expenses you're at $380-$420.

    Rent as is 3/1/1 is $350-370.

    Is the cost to renovate, worth the extra say $50-$80/wk?

    That's assuming the demands there to stay relatively occupied year round.

    May be better off with granny flat, or buying another property.

    Just my 2 cents.
