12m Frontage x 80m, Townhouses?

    Hey all,

    Would the above measurements be able to accommodate townhouses?

    I'm guessing a 3m access handle would give 9m depth for build area, correct turning circle area for garages and the like.

    Would 4 be doable?

    Below grade or underground parking will then let you build right across the site with less of the ground floor devoted to circulation and more towards landscaping.

    Does the authority allow on 12m
    Also how wide does the access have to be.
    Also is there a side setback required for the access (usually called vegetation)
    distance between access and the house?
    side setbacks of the house?

    I don't think its possible unless you'd consider basement parking

    Had you had next door it would easy (even for 2 rows)

    It's going to depend on the design solution. Why not ask an Architect to come up with a concept plan....
