    Weekly rent average on SQM for a 4 bedder is $445...big stretch I believe to ask 500 plus

    North Brisbane vacancy rates are like I’ve never seen before. As far as Bald Hills, north most within BCC vacancy is 0.4%!

    for comparison Sydney - Zetland is 4.9%. Didn’t put Sydney closer to city cause it looks ugly and is not fair.

    Not sure exactly which suburbs are within Southern(1.9%) & Northern(.9%) regions but in general the Southern vacancy rate is almost double...

    Yep for nth Brisbane 25km fhb - Affordability, lifestyle, proximity to water and employment hubs. Popular with interstate migratory as well

    cool, didn't know you can do regions like that in sqm. 1.9 percent is still quite low and trending downward quite quickly which is good to see a property investor.

    I think I mentioned before my Bald Hills rental had over 60 enquiries and 6+ applications for rent in the first week alone. The rental market up as far as Narangba, Dakabin, Kallangur etc....its all crazy up there. I had my pick of really really good tenants.

    The prices of my Bald Hills, Bracken Ridge, Petrie and all other northern suburbs around 20-30km from the CBD have increased immensely in value as well.

    Honestly any market with < 2% vacancy rates is amazing. I don't recall a time ever we had that actually and its reducing each month - imagine a 0% vacancy rate. LOL.

    My southern properties are performing equally as well. I think the FOMO and hype is across the entire of Brisbane honestly and all the way down to the Gold Coast. Even suburbs like Pimpama is hot. Stock is selling quite quickly.

    that reminded of Sydney in 2013 where a long line(30+ groups) of people waiting for property agent to open the door to inspect an apartment for rental and the rest is history. Patterns of history often repeats itself.

    judging from the posts, Brisbane is doing really well. What's in Dakabin and North Lakes? Anything special? I think I'm a bit too late for the party.

    Inner and middle-ring OO homes are doing well. Ranging from some growth to boom galore. Depends on suburb and home. But imo generally all areas are moving.

    Keen to hear how you're going. We just signed a 12 MTH lease for $600/wk in BH for 3/2/2. Couple no kids or pets. Crazy times, had the place up on RE.com for 12 hours, one afternoon inspection and 7 applications.

    All this Brisbane heat makes me sad we only have two properties here...

    I’ve been telling family for a while that good suburbs in Brisbane are ripe for growth, but they thought outer suburbs in Melbourne are safer bet.

    I hear ya.

    Mate I've been telling folks for a few years now there's massive value in Brisbane under 10km. Most didn't listen. Lost out big time.

    You can try lead the donkey to the water but only they can decide to drink or not.


    Did your family end up buying in Melbourne's outer suburbs?
